Investing in property is one of the best ways to create wealth over the long term.

If you have done a little bit of research already you will have heard the reference that property doubles in value every 7–10 years. Through all our years of experience and historical research we have found this to be true. And property values across Melbourne have, without doubt, continued this trend in more recent years.

Thanks to this growth, property is one of the few investments that allows you to leverage a small cash investment for large financial gains in return. 

For example:

• If you deposit $30,000 in the bank. If it earns an annual interest rate of 7%, your return is $2,100 in interest each year.
• If you invest $30,000 into an investment property valued at $300,000 at the time of purchase. If the value of the property grows by 7%p.a., then you have effectively earned $21,000.

This example is obviously simplified, but it highlights one of the major benefits of investing in property - the capital growth.

Also, this example clearly shows, any increase in value is spread across the whole value of the property, not just across your investment.

Of course property values don’t always increase every year and capital growth varies from suburb to suburb, however, over the long-term property is a solid performer - a set and forget investment.

For all our capital growth information we only refer to figures from the Valuer General’s Annual Report. They provide average figures over a 10-year period, which we believe are the most responsible figures to use.
